This site is published by Steward Homes, a real-estate team at Luxury Division, a licensed Arizona real-estate brokerage. Using the site means accepting the terms below. If you do not accept them, please do not use the site.

Everything here is published for general information. It is not an offer to sell or a solicitation of an offer to buy any property, and it is not legal, tax, financial or mortgage advice. No property is sold, reserved or held through this site.

Browsing the site, saving a listing or submitting a form does not create a broker-client relationship, an agency relationship or any fiduciary duty. Those begin only under a signed written agreement.

Listings are supplied by third-party real-estate data sources and are reproduced here as received. They change constantly, and a property shown as available may already be under contract or off the market.

All information should be verified by the recipient and none is guaranteed as accurate by ARMLS.

This site exists to surface homes whose existing mortgage may be assumable, so please read this section carefully. Unless a listing states otherwise:

• Interest rates, remaining balances, monthly payments, seller equity and savings figures are estimates derived from public records and modelled amortisation — not from the lender’s current statement.
• Where a figure is unknown we show a dash rather than a number. A dash means we do not have it, not that it is zero.
• Whether a loan can actually be assumed, on what terms, and whether you qualify, is decided by the loan servicer and the investor behind the loan. Nothing here binds them.
• Payment estimates exclude property taxes, insurance, HOA dues and mortgage insurance unless stated.

Confirm every figure with the servicer, a licensed lender and your own advisers before relying on it in a purchase decision.
